Sell without
losing the plot.
Boca and Delray sellers are pitched by a lot of agents. Most of the pitch is the same. Ours isn't. No franchise script, no volume-first sales team in the middle, no bloated listing deck. Just a two-person operation that knows this market cold and prices it honestly.
Three phases.
No wasted motion.
Every listing runs the same rhythm
Prep & position.
We walk the home, pull the real comps (not the ones the algorithm suggests), and build the honest thesis. What buyers will love, what they'll flag on inspection, what fixes return and what fixes don't. If staging or a punch list moves the needle, we say so — and we don't inflate the scope to pad someone else's invoice.

- Timeline & go-live date
Price & market.
Pricing is a range, not a hope. We set the number against a defensible range, model the drop-cadence in advance if it needs one, and then we actually market — photography, video, neighborhood context, the pocket buyer list, MLS + IDX syndication. Every marketing dollar has a job. Nothing exists for the listing presentation only.

- MLS + IDX syndication

Close & hand off.
Offers get read in full, not summarized down to price. Terms, financing quality, inspection posture, appraisal risk — the whole picture. Negotiation is done by us, not delegated. The closing table is us and you, and if we owe you a call after closing, you get the call.
- Offer review · Terms + risk
- Inspection & appraisal navigation
- Direct negotiation · No delegate
- Post-close hand-off
The list of things
we're not doing.
We're not reading you a franchise script. Nobody hands us the words. Nobody sets our commission model based on quarterly targets. Nobody flies in from a regional office to hand you a color-printed brochure with our logo replaced. If it wasn't written for your home, on your block, at your price point, it doesn't leave the office.
We're not a volume-first shop. A lot of agents in this market close a lot of transactions because their business model requires it. Ours doesn't. We take the listings we take because they're the right listings for us — the right neighborhoods, the right price bands, the right seller expectations. When the fit isn't there we say so, and we refer out. That's better for everyone.
We're not building the seventy-slide listing deck. The presentation you get from us is short on purpose. Comp thesis, positioning thesis, marketing plan, timeline, walk-away number. If a deck can't be defended in fifteen minutes across a kitchen island, the deck is doing the wrong job. Sellers here have seen the fluff and they're tired of it.
Six things
every Graye listing gets.
Every listing · No upsell tier
Editorial photography.
Real photographer, real time on site, real light. Not the twelve-shot walkthrough. Interior, exterior, drone context, twilight when the light warrants it. Grayscale-lean edit that reads honest, not filtered.
Video walkthrough.
A full walkthrough cut, not a stitched slideshow. Room-to-room flow the way a buyer actually experiences the home in person. Runs on the MLS listing, the IDX, and the pocket-buyer email.
Neighborhood positioning.
Every listing gets a paragraph about the pocket it sits in — HOA reality, schools, drive times, resale trend line. Written by Anthony from the ground. That's the same neighborhood copy that runs on the Graye Journal.
Pocket buyer list.
Direct outreach to the buyer clients and agent relationships we already have who fit the profile — before, or in parallel with, MLS go-live. Doesn't replace open marketing. Adds a starting head-of-line.
MLS + IDX syndication.
Every listing goes live on Beaches MLS with clean data, full media, and correct disclosures. Syndicated to the major portals and to the Graye Group IDX so buyers land on our page, not a third-party page.
Open house cadence.
Public opens and private appointments scheduled against the actual traffic pattern for your pocket — not a blanket weekend template. When a Wednesday twilight open works better than a Saturday morning open, we do the Wednesday open.
The honest
side-by-side.
No color, no percentage claims, no artificially inflated numbers. Just the structural difference between how we operate and how a traditional volume-oriented listing agent operates.
Two agents.
Same two through close.
- Anthony & Jordan on every listing, start to finish
- Direct negotiation · No delegate to a junior agent
- Neighborhood-level positioning written from the ground
- Short, defensible listing thesis · No fluff deck
- Pocket buyer outreach before or with MLS go-live
- Honest walk-away number set up front
- Post-close hand-off & long-term relationship
Team of many.
Handed off at each step.
- Listing agent meets you, junior agent runs it
- Negotiation delegated to a transaction coordinator
- Boilerplate neighborhood copy pulled from a template
- Fifty-page listing presentation heavy on logos
- Marketing goes live after MLS · No head start
- Aspirational price · Model drop cadence quietly
- Communication tapers after closing

Tell us about
the property.
Fill in as much as you know. If you don't know the exact square footage or the exact motivation yet, skip it — we'll cover it on the walk-through. Everything on this form is confidential and doesn't obligate you to list.
Ready to talk
through your home?
Fifteen minutes on the phone. No pitch deck, no pressure, no commitment. If the fit's right we walk the property next. If it's not, we tell you who is the right agent for your pocket and price. That's it.
