It’s the most common question we get from buyers moving into the area: Boca Raton or Delray Beach? They’re fifteen minutes apart and feel like different worlds. Here’s how we help people decide — without the sales pitch.

Delray is a downtown. Boca is a collection of neighborhoods.

Delray Beach is built around Atlantic Avenue — a walkable, restaurant-dense, genuinely lively downtown that draws people who want to leave the car at home. Boca Raton is bigger and more spread out: a set of distinct, mostly car-first neighborhoods, more master-planned communities, more gates, more golf. Neither is better. They attract different lives.

Match the neighborhood to how you actually live

If your ideal weekend is walking to dinner and live music, Delray’s east-of-Federal pockets are hard to beat. If it’s space, a pool, a three-car garage, and a guard at the gate, Central and East Boca deliver that at a scale Delray mostly doesn’t. We’ve watched plenty of buyers fall for a house in the wrong town for their lifestyle — the house was right, the location fought them every day.

The money isn’t apples-to-apples

The same budget buys different things in each. Waterfront and lot size tend to stretch further in parts of Boca; walkability and new construction command a premium in downtown Delray. Before you anchor on a number, it’s worth understanding what that number actually gets you on each side.

That’s exactly what the Neighborhood Match is for: tell us how you live, and we’ll come back with two to four neighborhoods across both towns that genuinely fit — and which to rule out. Start one anytime, or just call us at 561.843.5329.
