Every market has a headline number and a real number. The headline is the county-wide median that shows up in the news. The real number is what’s actually happening street by street — and in Boca Raton and Delray Beach, those two rarely tell the same story.

When a buyer or seller sits across from us, the first thing we do is throw out the headline. Here’s how we think about which neighborhoods are quietly outperforming, and why.

Land is doing the heavy lifting

In the pockets we cover, the homes that hold value best aren’t always the most renovated — they’re the ones on the best land. A flat, high, well-draining lot on a quiet interior street will out-appreciate a beautifully staged house that backs up to a busy road or sits three feet lower than its neighbors. You can renovate a kitchen. You can’t move a lot.

Watch the HOAs, not just the listings

A community can look pristine and still be one special assessment away from a value dip. We track which HOAs are tightening reserves, which are aging toward a major roof or seawall project, and which are quietly well-run. That’s the kind of thing that never shows up in an online estimate but shows up fast in your closing costs.

The quiet pockets vs. the loud ones

The neighborhoods getting the most attention are usually the ones that have already moved. The better opportunities are often one street over — the pocket that shares the same schools, the same water access, the same drive to the beach, without the premium the headline name commands. Those are the ones we point buyers toward.

If you want our honest read on a specific neighborhood — what’s holding, what’s soft, and where the value actually is — that’s the whole reason this site exists. Every neighborhood page is written from the ground here in Boca. Call or text us at 561.843.5329.
